Depending on the region, the work season generally runs from late April to late October. For owners and managers of commercial or industrial buildings, though, winter is far from downtime: it’s when decisions get made and budgets get built.

Projects that go smoothly in spring are almost always the ones that were prepared over the winter.

Watch what the roof reveals in winter

Winter puts a roof to the test, and it’s also the best time to spot its weak points. During thaws, note the location and date of every leak and every ceiling stain. On a low-slope roof, watch for areas where water pools around drains. On a metal roof, leaks often show up near fasteners, lap seams and flashings, where the metal moves through freeze-thaw cycles.

Also note the conditions when water appears. A leak that shows up during rain or active melting generally points to a breach in the roof. If water appears during cold, dry weather, with no precipitation or melting, the cause often lies elsewhere: condensation under the roof, inadequate insulation or poor ventilation. This distinction guides the inspection and avoids hunting for a leak that doesn’t exist. These observations, backed by photos, become valuable clues for the assessment.

If possible, also gather the roof’s history: its age, the type of membrane or metal panels in place, past repairs and any warranties still in effect. This information speeds up the assessment and avoids surprises.

Schedule the inspection at the right time

A snow-covered roof can’t be assessed properly. A thorough inspection is ideally done as soon as the snow melts, on a clear, dry roof. Booking it now means getting it early in the season.

On a low-slope roof, the inspection relies on moisture surveys, and the percentage of wet insulation is one of the key criteria: below roughly 20%, restoration generally remains the most cost-effective option. A roof that has been letting water in for several seasons can cross that threshold faster than you’d think.

On a metal roof, the inspection focuses first on structural integrity, the condition of the fasteners and the extent of corrosion. Surface rust is almost always treatable, but corrosion that progresses from one season to the next eventually perforates panels and adds to the repairs needed before restoration.

Either way, the earlier the assessment, the more options stay open.

Check the requirements before getting prices

For flat roofs, several Montreal boroughs require a reflective covering when the roof covering is replaced. The solar reflectance index threshold varies from one borough to another. Checking it before requesting quotes lets you compare compliant solutions from the start.

It’s also a good time to contact your insurer. Some insurers require roof work at renewal. Knowing their requirements in advance lets you factor them into the project.

Compare equivalent quotes

Winter leaves time for a serious comparison. A restoration quote should specify the products used, the planned surface preparation, the application rate and the resulting warranty term. On a metal roof, it should also state that every seam, fastener, flashing and penetration will be treated with sealant before the coating is applied. A quote that doesn’t state the application rate doesn’t state the warranty. That’s the question to ask before comparing two prices.

Restoring a roof can cost up to 75% less than replacing it. But to get the full benefit, you need to compare quotes that describe the same work.

Why spring is the best time

The first rains act as a real-world test: they reveal any spots that need touch-ups, often around details like drains, flashings, fasteners or penetrations. These adjustments are part of a job done right.

A restoration completed in spring leaves the whole season to check the roof after the first rains and make any touch-ups in good conditions. A project completed late in the fall, on the other hand, leaves little time for that check. If a touch-up is needed, it will have to wait until temperatures are favorable again, and the roof will go through the winter with that spot still uncorrected.

Book early

As soon as temperatures allow, requests all come in at once. A project that has been inspected, budgeted and confirmed over the winter can be scheduled early in the season, at the time that least disrupts building operations.

Our certified applicators work throughout Quebec, the Maritimes and Eastern Ontario, and offer a free initial assessment visit. Contacting them this winter secures a spot on the spring schedule.

Plan your project

Are you the owner or manager of a commercial or industrial building and looking to plan your roof restoration for spring?

Find a certified applicator

Technical insights Roof restoration: what you can do this winter to be ready for spring The application season is over, but this is when good projects take shape.
