Liquid roof coatings still carry a reputation tarnished by the failures of 2000s-era systems. Water-based suspensions lost nearly half their volume to evaporation during application, leaving a membrane that was too thin and held up poorly under UV. Bitumen-rubber emulsions, originally designed for foundations or road work, hardened and cracked under UV exposure and thermal cycling. And low-solids colored coatings peeled off after a few springs.
What has changed
What has changed since then is the arrival of high-solids silicone, up to 98% solids. It cures rather than dries, forms a membrane with virtually no shrinkage, is naturally UV-resistant, and keeps its elasticity (up to 250%) without stiffening in the cold or breaking down over time. It’s a fundamentally different chemistry from the products of the past.
The business case
If you’re a residential roofer, you may have already lost jobs for two very different reasons: a client who doesn’t have the budget for a full reroof, or simply because you don’t carry the insurance required for torch-applied work. Either way, the result is the same. You don’t get the job.
Cold-applied restoration, done right with the right system, is exactly the middle-ground offer many contractors are missing. Not a patch job, not a full reroof. A watertight, durable solution at a fraction of the cost of a replacement. The price difference between a reroof and a primer-free silicone system can exceed $3 per square foot, an argument your clients clearly understand. It’s an offer you may not have right now, and sales you’re leaving on the table every season.
That’s understandable. Adding a new system to your offer takes training. And when you’ve been burned by poor products, or watched colleagues get burned, you don’t jump in easily. For a roofer who has never worked with a liquid-applied system, the barrier is mostly psychological. Unlike a reroof, a roofer who has never used the system can work independently after a single supervised first application, with no specialized equipment.
That’s exactly why Imper Guard built its support program around two concrete elements: Q&A sessions by videoconference with our technical team, available before and during your first projects, and on-site supervision for your first application.
You never show up alone on a roof with a system you don’t know yet.
The only real limit of restoration
Liquid-applied restoration isn’t the right fit for every roof. When wet insulation exceeds roughly 20% of the roof area, the window for a cost-effective restoration narrows. Beyond that point, replacement is generally the better investment, and we make no attempt to work around that reality. But for roofs that meet the criteria, restoration is a serious, cost-effective technical option.
